The Secret To Finding The Best Mortgage Loan
 by: Scott Patterson

As you apply for a home loan or look to refinance your home, it is important to understand your situation and how it will be affected by the type of loan that you will be applying for.

But first, it is important to find out why you need the loan. For instance, do you need it for a home loan.

The next step is to do your research in order to escape the headaches and hassles that plague the home loan process. During this process, you should consider two major factors: How much you can afford and how to compare the different lending companies.

Let’s take a look at each

How much you can afford:

The most important factor to getting the right kind of mortgage loan is to know how much you can fit into your budget. That way, you can ensure that you are staying within the proper budget limit. When calculating the affordability factor, it is important to take into account these three factors:

Don’t Let Credit Card Fraud Lead Your Dance

Don’t Let Credit Card Fraud Lead Your Dance
 by: Ben Shaffer

Consumer worries about credit card fraud have resulted in numerous protections being created. A consumer whose credit card is wrongly used by another generally has one hundred percent protection. If your personal credit card is stolen and used by an unauthorized party, the card issuer is usually able to refund all lost monies and will have your account corrected within days if not hours.

This consumer protection is wonderful. After all, none of us want to suffer the damages of identity theft or credit card fraud. The idea of a thieving stranger creating thousands of dollars of additional debt for us or cleaning out our bank account on lark is a frightening one. As consumers, we all want and need protection from this kind of criminal activity.

The other side of the consumer protection coin however, is not quite as shiny for those involved with the other end of the transaction. All deals involve two parties: a buyer and a seller. Unfortunately, it seems, every gain made by one party produces a loss for the other. It appears to be a zero-sum game, and merchants who process credit card orders are learning that the consumer protections they love when a bank card is misplaced can be a horrible burden on the other side of the proverbial cash register. As consumer safety and care is maximized, merchants lose out.

Lifestyle Funds Provide Greater Security?

November 29, 2008

With the stock market stubbornly refusing to settle down and smooth out, Wall Street has been scrambling to come up with “product” they can sell to gun shy investors.

One such new concept is the Lifestyle fund; an extremely diversified package designed to be the single fund in an investor’s portfolio.

There are two general types of these funds, in which assets are spread out across a wide range of stocks and bonds. In one, securities are held directly, in the other, assets are held through other funds.

Fidelity’s Freedom 2030 is an example of the first type. It targets a specific retirement date, and the cash and bond stakes rise as that date approaches.

This type of fund has created a perception among investors that its value will not drop and that it is safe. But, in fact, these are no safer than a standard mutual fund.

Since we sold all of our investment positions on October 13, 2000 and preserved our capital, Fidelity Freedom 2030 has lost 39% (through 2/21/03). Do you think that’s an isolated incident?

I’m not picking on Fidelity, but here are some of their other Lifestyle funds with returns over the same period:

Do You Really Need A Customer Database?

Do You Really Need A Customer Database?
 by: Chris Le Roy

For over 20 years I have worked as an independent IT/Business consultant for some of the most prestigious organisations in the world including companies like Telstra, BHP, BMA Coal, Suncorp Metway and many many more. But it still astounds me, that there are still companies out in the market place, even to this day, that still don’t value the need for a Customer Database. In some cases, they don’t even know what it is.

Let me answer the question of whether you need a customer database - YES!

But more importantly - Why?

Many large companies and even small ones will pour millions of dollars into advertising every single year to buy customers. Essentially, to buy a customer involves putting an advert into some medium, which could be the paper, yellow pages, magazines, television, radio or even using something like Google Adwords.

Do You Need A Financial Planner?

November 27, 2008

No matter how much money you make, it pays to keep on top of money coming in and going out. Even if you do a good job of that, there are important times in your life when talking with a professional adviser makes sense.

Almost every major life event - finding or losing a job, getting married or divorced, having a baby, buying a home — is likely to have a major impact on your finances. A new job may mean you are making more money — no problem there as long as you know the best way to invest it. Getting married may mean you have a second income to count on, but now you have someone counting on yours as well. Buying a house means you have to come up with a hefty sum of cash for a down payment, get used to monthly mortgage payments and meet the expense of house repairs.

Let’s look at what happens if a baby comes into your financial picture. First, medical bills need to be paid, so having good medical insurance is important. Few insurance plans cover everything, so you’ll need to have a cash reserve to cover deductibles and extras, not to mention the furniture, clothing and sundries you’ll need when the newborn comes home.

One a Penny, Two a Penny, Hot Penny Stocks…

One a Penny, Two a Penny, Hot Penny Stocks…
 by: Maureen Cook

The peddlers of hot penny stocks today peddle their wares much like the hot cross bun streetsellers of the 19th. Century. They don’t exactly hawk their wares round the shopping malls crying out “Get your hot penny stocks tips here”, but telemarketers and professional rumor mongers are making sure that you get their message loud and clear. The message is the same - buy my stock - it’s just the medium that’s different. The telephone, newsletters, the internet and word-of-mouth are the vehicles used to ensure the message is heard.

The old streetsellers were certainly streetwise; two a penny buns were seen as bargains to be snapped up before they went cold. Bought too many? The nursery rhyme offers a solution: “If your daughters do not like them, give them to your sons”. Buy two a penny hot penny stocks and that’s what you are likely to be doing, too: giving them away because they’ll be almost worthless. Two a penny hot penny stocks sell like hot cakes only because the hot stock tip comes from unscrupulous promoters eager to spread the word that the stock is about to go through the roof. You won’t make a killing, but the promoters who pocket your money will.

UK Consumers Start Clawing Their Way Out Of The Financial Debt Pit
 by: Michael Hanna

Another year ended, and another round of UK debt statistics. CreditAction has just announced the latest summing up of the personal debt situation in the UK.

Their figures show that the end of 2005 has seen the total level of personal debt rise to an astounding £1,158bn, an increase of £100bn compared with the same time last year, and this debt is increasing at a rate of £1m every 4 minutes.

These levels of debt affect everyone in the country, and have become a way of life. The average household debt is £46,863 including mortgages or £7,786 including overdrafts, finance deals, credit cards and unsecured loans, but excluding mortgages.

To break this down further; CreditAction report that the average UK adult owes £4,125 excluding secured loans, or £24,833 including mortgage loans.

Credit Card Minimum Payments on the Rise

Credit Card Minimum Payments on the Rise
 by: Kyle Allen

The minimum payment on next month’s credit card bill could be almost double what you were required to pay this month due to the Bankruptcy Abuse Prevention and Consumer Protection Act of 2005. How will higher credit card minimum payments affect your family’s finances, and can your mortgage advisor help you avoid financial hardship or even bankruptcy through cash out refinancing, a second mortgage, or a home equity line of credit?

Credit Cards can be powerful financial tools when used properly. However, if you’re like 35% of our fellow Americans, you are only paying the minimum payment each month, at least according to the Federal Government Office of the Comptroller of the Currency. Federal regulators are currently pressuring major banks, including major issuers such as Citibank and MBNA as well as the Bank of America, to increase their minimum payments so that consumers have a fighting chance of paying off their high interest credit card debts.

Four Payment Methods

Four Payment Methods
 by: Mary Williams

Today’s electronic world pushes the envelop further. With the advent of online trading systems such as eBay, many new forms of payment have flourished.

First of all, on eBay, the mode of payment depends on the agreement between the buyer and the seller. Most often, the seller will specify his or her desired payment method. In these cases, the seller often has primacy in the decisions regarding payment modes. However, the buyer may still communicate with the seller regarding a viable alternative if it suits both parties.

The following is a list of common eBay payment modes:

1. Cash On Delivery

Cash is, after all, still cash. This payment method can be done through a third party courier system or by the buyer and seller meeting each other at an agreed place. The advantage of a cash transaction is that the exchange of the item for payment is done in the presence of the buyer and the seller (or the seller’s representative). However, some people will not accept the risk present when two strangers meet.

2. Personal Check
